Crossing the Finish Line

Mosaic is one of the newest of Herman & Kittle Properties multi-family communities. Some of the site was in a flood zone and an existing drainage ditch ran through the site. The ditch was moved slightly for future road-widening while protecting the client from the significant cost of relocating utility infrastructure. The drainage required a floodplain analysis. To obtain permits for the work with the flood zone as well as to update flood maps, a Letter of Map Revision based on fill (LOMR-F) was processed successfully through the IDNR, IDEM, the Army Corps of Engineers, and FEMA. Large ponds were excavated to accomplish low-cost earthwork balancing and underground detention was designed to satisfy the local storm water management requirements.
